Enigin Update - Property Developer Enjoys 23 Per Cent Energy Savings

AN ENERGY efficiency drive by a commercial property developer based in Victoria, British Columbia, Canada, has slashed their energy bill by 23 per cent.

The Vancouver Sun reports on Jawl Properties and the results of an energy audit of their 14 commercial buildings in Victoria.

The newspaper states that the company were seeking the most cost effective way to reduce their energy bills. To achieve their target they focused on increasing the efficiency of various systems and control programmes across all their buildings, totalling about 800,000 square feet, as well as embarking on a campaign to change tenant behaviour through an education programme.

Jawl Properties are delighted that the energy efficiency measures taken so far have already brought an average saving of 23 per cent with a four-to five-year payback on their capital investment.

Their sustainability coordinator, Karen Jawl, told the Sun:

"We thought we were doing a good job of managing our energy consumption, but when we started down this path and got the energy audits done we were absolutely shocked about the opportunities, not only to reduce energy consumption but to do so in a way that hasn't affected the comfort of the occupants in our building.

"It truly was eliminating waste. It was really eye opening for us."

Jawl added that in Victoria a significant number of office buildings are leased to government tenants.

"Of course the government has a strong green mandate and wants to reduce their energy consumption. They have to be carbon-neutral by this year, so it saves our government tenants money in reducing the amount of carbon offsets they have to buy if they are in buildings that have improved energy performance.”

Jawl are now into the second stage of their energy review, but they do not expect the savings to be as dramatic as the first stage, but they hope to find at least another seven per cent of cuts.
